Top 10 Common Deed Restrictions*Read this pdf for the top 10 common deed restrictions

The Bridgestone Lakes CIA is seeing a number of the same deed restriction violations each month. Anyone planning to install a portable building or shed, patio cover, arbor or any other structure must obtain prior approval. Temporary buildings are prohibited and homeowners who have them will be instructed to have them removed. Approved sheds must be constructed of wood, have a composition roof and be painted an approved color combination which matches the home.
¤ Even if your plans meet the criteria in the deed restrictions, you must still obtain prior approval before installing any buildings and/or structures. ¤ If you have already installed a building and/or structure without approval, please submit it to the association for review. ¤ If you submit plans for review and do not receive any confirmation they were received, please contact the management company and/or info@bridgestonelakes.com and let us know so that we can move forward in a timely manner. Thank you in advance for your cooperation. * For a complete copy of the community deed restrictions, please refer to the deed restrictions in your personal login for the Montage Community Services resident portal. |
TOP COMPLAINTS
ATTENTION NEIGHBORS WHO OWN PETS!!!
So, that we all may enjoy the lakes and common green areas, please remember to CLEAN UP AFTER YOUR ANIMALS. Many of us like to use the lake areas for exercise or just to take a stroll, and it is a much more pleasant experience when the trails are left clean of debris and animal waste. Take bags along with you and be mindful to keep your animals close to you, preferably on a leash.
VEHICLES PARKED IN THE STREET
One of the biggest complaints our association receives concerns the number of cars parked along our streets. Page 12, Section 6.3 of the Bridgestone Lakes Deed Restrictions states that overnight parking of any vehicles on the street is prohibited. Owner or occupants of lots may seek a temporary variance from this restriction for their guests, however, any such request for variance must receive the prior approval of the Board of Directors of the Association.
Homeowners who call in with this complaint are primarily concerned about the following:
¤ The safety issue vehicles parked along the street create for the children playing outside. It makes it harder for you to see them and for them to see you!
¤ It is more difficult to navigate through our neighborhood and is an eye sore to potential home buyers looking to build on the empty lots in 2 of our sections.
¤ Many home owners want to be able to sit on their porches or in the front rooms of their homes and see out into the street; yet instead they are looking at their neighbors vehicle parked in front of their house.
The association is hoping that this is one issue we can all greatly improve upon by simply being more considerate of our neighbors. We are not asking that no one ever park in the street. We are simply asking that you not always park in the street. Acknowledge and comply with the deed restriction reasonably. And please be considerate of your neighbors by not parking directly in front of their house on a regular basis. The association and your neighbors will both greatly appreciate it!
